HOW IT WORKS

Our selection criteria.

Fewer than 10% of submitted deals meet our criteria. Here you can read exactly what we select on — so you know what lies behind every project.

SELECTION PROCESS

Six non-negotiable criteria

Every project must meet all six. There are no exceptions.

Prime urban locations

We invest exclusively in real estate at A and B locations in cities with proven rental demand and price growth. No peripheral locations, no speculative markets.

Maximum LTC of 70%

The loan-to-cost ratio never exceeds 70%. This means there is always at least 30% equity in the project — a substantial buffer for investors.

Demonstrable rental potential

Every project has a substantiated rental strategy based on market data. We analyse demand, occupancy rates, and rental price trends in the immediate area.

Robust legal structure

Every project is structured via an SPV with an independent Security Foundation. Pledge rights, mortgage rights, and escrow are established before financing begins.

In-house project management

We do not outsource management. Our team guides each project from deal sourcing to completion — monitoring timelines, construction, and interest payments.

Co-investment by NXO

NXO Capital always invests its own capital in every project. Skin in the game is not a marketing term for us — it is a mandatory requirement.

Market analysis

Rental demand, comparable transactions, and location score

Legal structuring
