Getting started & account
How do I create an account?
Open your wallet at portal.nxocapital.com. Enter your name, email, and password. Verify your identity via KYC (ID + selfie). Everything takes less than 5 minutes.
Is registration free?
Yes, registration is completely free. There is no mandatory minimum deposit to open an account.
Can I invest through a company?
Yes. Convert your personal account to a business account via settings. We carry out a KYB (Know Your Business) screening.
What is the minimum investment amount?
The minimum varies per project. You will always find this in the project details.
Projects & returns
How are projects selected?
Every project goes through an extensive due diligence process: location analysis, legal structure check, financial viability, developer experience, and exit strategy. We select fewer than 10% of all submitted projects.
How much return do I receive?
Projects offer 9–12% per year, depending on the project risk profile (NXO Risk Score). The exact interest rate is shown on the project page. Some projects also offer profit sharing — this is always clearly indicated. Investing involves risks.
When do I receive my return?
Most projects pay interest monthly. The exact payment frequency is stated in the project documentation.
Do I receive interest if the project is not yet fully funded?
Yes. You receive interest from the moment you invest, even if the project is not yet fully funded. The first month is calculated pro rata.
Risk & security
What are the risks of investing with NXO Capital?
Investing involves risks, including the risk of partial or total loss of your investment. Real estate investments carry specific risks such as market value decline, tenant issues, and construction delays.
How am I protected as an investor?
Through four legal securities, managed by an independent Security Foundation: (1) pledge on project BV shares, (2) pledge on internal loan, (3) pledge on rental receivables, and (4) mortgage on real estate (optional, project-dependent). The foundation acts on behalf of all investors in case of default.
What happens if NXO Capital goes bankrupt?
The Security Foundation is legally separate from NXO Capital. If NXO Capital goes bankrupt, the Foundation can act independently on behalf of investors.
Can I exit early?
Bonds have a fixed term. There is no secondary market for early exit. Your investment is locked in for the duration of the project.
Tax & reporting
How is my return taxed?
In the Netherlands, real estate bonds generally fall under Box 3 (wealth tax). We provide an annual overview for your tax return. Consult a tax advisor for your specific situation.
Do I receive an annual overview?
Yes. Each year you receive an overview of your investments, paid returns, and outstanding capital. This is available in your account.
