What we are doing here

NXO Capital verwerft het pand en voert de transformatie volledig in eigen beheer uit. Na oplevering worden de negen units individueel uitgepond aan de lokale markt — niet in één blok aan een belegger.

The location

Bétera is een groeiende gemeente op circa 20 kilometer ten noordwesten van Valencia. Rustig, residentieel wonen — populair bij gezinnen, expats en steeds meer vermogende Spanjaarden die zich hier vestigen.

Leefomgeving

Volop sport- en vrijetijdsvoorzieningen, met onder meer een golfbaan en resortfaciliteiten in de directe omgeving. Bétera geldt als een opkomend gebied met een groeiende, koopkrachtige bevolking.

Bereikbaarheid

Metro lijn 1 (Metrovalencia) rijdt rechtstreeks naar het centrum van Valencia: 30 à 40 minuten. Via de regionale autowegen is de gemeente ook voor de auto goed ontsloten.

Woningmarkt

Structureel tekort aan gerenoveerde, instapklare woningen; veel bestaand aanbod is verouderd en vraagt renovatie. Dat maakt het verkoopklimaat voor getransformeerde units gunstig.

First-ranking mortgage

Bondholders receive a first-ranking mortgage on the property, held by an independent foundation.

9% interest, quarterly

A fixed coupon of 9% per year, paid quarterly over a term of 15 to 18 months.

Existing property, no land risk

The building already exists: value sits in existing real estate transformed into nine homes in a region with sustained housing demand.

What if prices fall?

The sales price is budgeted at €3,051 per m². The bond can be repaid in full down to a price of €2,116 per m². Prices may therefore fall by more than 30% before repayment of the bond is at risk.

Security

The security rights are granted for the benefit of all bondholders jointly and held by an independent foundation, not by NXO itself. Which right applies is shown above with the terms; the ranking, the amounts and the conditions for enforcement are set out in the information memorandum.

When you receive interest

Interest is paid quarterly. The principal is repaid in one payment at the end of the term. All bondholders are repaid on the same date, expected 15 October 2027. Subscribing later therefore means a shorter term.

The risks in short

  • You invest in a single property project, not in a spread portfolio.
  • Delays in permits, construction or sales push repayment beyond the planned date.
  • The bond is not tradable; you cannot exit early.
  • An expected return is not a promise — interest and repayment depend on the project.
  • In the worst case you lose all or part of your investment; there is no guarantee scheme.

What happens after I leave my details?
You receive the brochure (the information memorandum) with the full proposition. We then get in touch personally — usually within one business day — and walk you through the figures, the security and the terms. Only if you want to proceed do you get access to the portal to subscribe digitally. You are not committed to anything.
How is my investment protected?
You lend to a project entity set up specifically for this proposition. Against that stand the security rights granted per project for the benefit of all bondholders jointly, held by an independent foundation. You are a bondholder, not a shareholder. The exact ranking and amounts are set out in the brochure.
What are the main risks?
You invest in a single property project. The main risks are delays or disappointing sales, meaning repayment comes later or — in the worst case — you lose all or part of your investment. The bond is not tradable and is not covered by any guarantee scheme. All risks are listed in the brochure; read it before you decide.
What is the minimum investment, and why?
The minimum investment is €125,000 per investor. That is above the €100,000 exemption threshold we offer under (art. 1(4) and art. 3 Prospectus Regulation (EU) 2017/1129); below it we cannot accept a subscription.
When do I receive interest?
You receive the interest rate that belongs to your series, as long as the project can meet its obligations, with repayment at the end of the term. The payment schedule differs per bond series — quarterly, annually or in one payment at maturity — and is shown in the specifications for this proposition. An expected return is not a promise.
How do subscribing and paying work?
After the personal call you get access to the portal, where you subscribe digitally and sign the documents. You then transfer your investment yourself by bank transfer; once received, we confirm your participation. You never pay on this page.
Can I invest through my company?
Yes. Both individuals and companies can subscribe. The €125,000 minimum applies per investor, whether that is a natural person or a legal entity.
Can I exit early?
No. A bond runs until the repayment date. There is no continuous trading; a sale is only possible if you find a buyer yourself, under the terms of the series.
Is this offering supervised by the AFM?
No. We offer under the prospectus exemption: because the minimum investment of €125,000 per investor is above the €100,000 exemption threshold, no prospectus is required and this offering is not under ongoing supervision of the AFM, the Dutch financial markets authority. That is also why we state this prominently at the top of this page.
How is this treated for tax purposes?
For private individuals a bond typically falls in box 3; if you invest through a company, the interest is part of its results. The exact treatment depends on your situation. We do not provide tax advice — discuss your situation with your tax adviser.
